Rental Criteria

Applications are reviewed using the same written criteria for every applicant. These criteria are a draft pending the owner's completion and Colorado attorney review; unpublished thresholds are not represented as final requirements.

Housing vouchers and other lawful sources of income are accepted and evaluated equally.

Employment, self-employment, vouchers, benefits and other lawful income sources are accepted and evaluated equally under applicable law. Assistance animals are not pets. Reasonable accommodation requests are considered under fair housing law.

Screening and fees

The prospective tenant has the right to provide to the landlord a portable tenant screening report, as defined in section 38-12-902(2.5), Colorado Revised Statutes. If you provide one, we will not charge you an application fee or any fee to use the report.

Any application fee is limited to actual screening and processing costs. No fee is charged to provide or use a portable tenant screening report. Request the finalized criteria before applying. See our Fair Housing Statement.
